Tiny Montana Cabin Has a Staggering $15 Million Price Tag
Super-expensive real estate in Montana isn't a rarity.
We've all seen listings for sprawling mansions like those at Big Sky. Properties tucked into the pines along the shores of Flathead Lake frequently have multi-million dollar price tags and huge ranches like the Sitka Ranch in Paradise Valley can easily command eight figures.
In this story, we're looking at a tiny, 880-square-foot cabin with 1.55 acres of land listed for an eye-popping $15 million. FYI, 880 sq. feet is roughly the size of a standard three-car garage. So what makes this cabin worth over $17,000 per square foot? One word: location.
Rarity = price
The charming cabin is one of the few private properties within the boundaries of Glacier National Park. According to Hungry Horse News, there are only 113 of these "private inholdings" in Glacier, remnants from before Glacier became a National Park in 1910. Less than 50 private parcels exist on Lake McDonald.
When they say "million-dollar views" this is what they mean.
Not only is this adorable - expensive - cabin within Glacier Park, the property has 103 feet of shoreline on Lake McDonald. Lake McDonald is the largest, deepest lake in Glacier National Park, famous not just for the spectacular scenery, but the photogenic colorful rocks and pebbles that line the bottom and shoreline.
Apgar Village is just down the shoreline.
Should you purchase this $15 million cabin, you'll be neighbors with folks in Apgar Village, a hamlet on the southern shore of Lake McDonald. The only public beach at Lake McDonald is in Apgar and the historic Lake McDonald Lodge (constructed from 1913-1914) is situated across the lake to the north.
Live life inside the Crown of the Continent.
$15 million seems extravagant for a small cabin in Montana. The value here is the rare chance to own property inside one of the greatest parks in the world. They will never create more lots to sell inside Glacier. Rarity and location are why this small cabin on 1.55 acres will probably not be on the market very long.
A low, low, monthly payment of $90,000+ per month.
If you can afford $15 million for a cabin in Montana, you're probably going to pay cash. Zillow estimates a monthly payment far more than most Montanans earn in a year at $90,755 per month. You'd have to rent it for $22,688 per week if you plan to cover the note as a vacation rental. Wow.
