I drove past the old Costco location on King Avenue in Billings last weekend and caught myself just staring at it. The once bustling warehouse now sits quiet and empty, and it looks... lonely.

As I sat there, imagination kicked in. What could possibly fill a space that massive and make it come alive again?

A BJ’s Wholesale Club? Why Not!

My first thought? A BJ’s Wholesale Club. It makes sense because the infrastructure is already there. There are vehicle bays, a spot where gas pumps used to be, and all the bones of a big-box membership store. Plus, BJ’s isn’t common in this part of the country. Bringing one of the first locations to the Western U.S. could attract a lot of curiosity (and customers) from people eager to check it out.

How About a Dave & Buster’s?

Then my mind wandered to fun. What if Billings got a Dave & Buster’s? A place where adults can relax, kids can play, and everyone can enjoy good food and games. It would be a total entertainment upgrade for the city and could easily become a go-to for birthdays, weekend outings, or just a place to let off steam.

Interrupted by a Genius Idea

Just as I was daydreaming, my kid broke my train of thought and asked, “Why are you just staring at that building?” And just like that, I had another idea: Billy Beez. If you’ve never been, imagine a giant indoor play park for kids with slides, tunnels, trampolines, and more. It's a dreamland for children and a lifesaver for parents on cold or rainy days. That kind of massively sized family fun center would be a major win for Billings.

What Would You Put in 141,636 Square Feet?

According to a listing I found on CommercialSearch, the property is 141,636 square feet and sits on an 11.59-acre lot. Built in 1991 and last renovated in 2008, it comes with 541 parking spaces and incredible visibility. It’s located at one of the busiest intersections in Montana - King Avenue West and South 24th Street West - near the King Avenue/I-90 interchange and surrounded by restaurants, hotels, and the Marketplace Shopping Center. The best part? It’s super accessible from multiple entry points.

Got $11.5 Million? This Could Be Yours

The asking price for this massive commercial opportunity? A cool $11,500,000. Not exactly pocket change, but for the right business (or dreamer), it might just be worth it.
